Renting in Lausanne

Lausanne is short of homes but not as extreme as Geneva or Zurich: on 1 June 2026 the city had 523 empty homes, about 0.6% of its stock by our calculation (the district's official rate was 0.71%), and every district of Vaud except Aigle is officially in shortage. A one-bed flat (a 2 or 2.5-room flat in Vaud counting) typically asks CHF 1,680–2,030 a month including charges. Property managers (régies) choose from group viewings and want a debt-enforcement extract, a permit and payslips, so prepare the file before you start.

The situation right now

Supply is tight and barely moving. Statistique Vaud counted 3,907 empty homes in the canton on 1 June 2026, a provisional vacancy rate of 0.87% (final at the end of 2026), and the market has not reached the 1.5% that counts as balanced since 1999. The district of Lausanne stood at 0.71% (0.63% in 2025) and the Ouest lausannois at 0.67%. In the city itself 523 homes were empty, up from 476 a year earlier, against a stock of about 82,500 homes: about 0.6% by our calculation, as no official city rate is published. Most were 1 to 3 rooms. That is low, but roughly twice Geneva's rate.

In Vaud adverts the kitchen counts as half a room, so a '2.5 pièces' is a living room, one bedroom and a kitchen, and a '3.5 pièces' has two bedrooms. Our count of current Flatfox listings in the city (October 2026) puts an unfurnished one-bed (2–2.5 rooms, about 56 m²) at CHF 1,680–2,030 a month including charges, median CHF 1,830, and a two-bed (3–3.5 rooms) at CHF 2,130–2,760. Charges add about CHF 180 to a one-bed.

Most flats are let by régies such as de Rham, Rosset, Régimo, Duboux, Bernard Nicod and the managers of pension funds and insurers. They hold group viewings, then ask for their form, the last three payslips, a debt-enforcement extract under three months old and a copy of your ID and permit. You compete with locals who already have Swiss payslips and a clean extract, and with a student population that has grown fast: UNIL went from about 12,000 to 17,000 students and EPFL from 8,000 to 13,600 between 2010 and 2023, and the main student-housing foundation had 1,872 students on its waiting list on 1 September 2026.

Vaud protects its rental stock harder than most cantons. In the district of Lausanne the cantonal LPPPL applies in full: renovating, converting or demolishing rented flats needs a permit, and rents after the works can be controlled for up to ten years. The official form showing the previous tenant's rent is compulsory on every new lease in 2026 in every Vaud district except Aigle, and the city reports that 13% of its homes are non-profit (LUP) flats with income or residence conditions.

On one income, a room in a flatshare (roughly CHF 900–1,200) or a small 2-room flat in the west of the city or in Renens, Prilly or Ecublens is the realistic target. With a complete file and Swiss payslips, expect one to three months; without them, many newcomers start in a furnished sublet and apply for an unfurnished lease once registered.

Behind the scores

DifficultyVery hard

City vacancy about 0.6% by our calculation (district 0.71%, 2026-06), and every Vaud district but Aigle is in official shortage in 2026. Régies want a debt-enforcement extract under three months old, three payslips and a permit (City of Lausanne, 2026-10). Non-profit flats, 13% of homes, need two (LLA) or three (LLM) years living or working in Lausanne. Newcomers without Swiss history often start in furnished sublets or lease takeovers tied to buying furniture. As of October 2026.

CostExpensive

One-bed (2–2.5 pièces: Vaud counts the kitchen as half a room, Geneva as a full one) asks CHF 1,680–2,030 unfurnished with charges, median 1,830 (our count of 68 Flatfox listings, 2026-10). Median full-time pay in the canton of Vaud CHF 6,810 gross (Statistique Vaud, LSE 2024): about CHF 6,120 after social contributions and 5,100 after income tax (ESTV tax calculator, 2026, single, city of Lausanne). Share 33–40%, median 36%; before tax 27–33%. As of October 2026.

CompetitionBusy

Régies announce group viewings, some open to all, in 33 of 382 Flatfox flat listings in the city (2026-10). Unlike Geneva, no count of people per viewing exists; unlike Zurich, no figure for days online or applicants in Lausanne (24 days nationally, Online-Wohnungsindex 2026). City vacancy about 0.6% by our calculation (district 0.71%, Statistique Vaud, 2026-06), twice Geneva's. FMEL had 1,872 students waiting on 2026-09-01; peak August–September. As of October 2026.

Scam riskCommon

No dated Vaud warning, arrest or court case on rental fraud from 2025-10 to 2026-10. Standing evidence: Vaud cantonal police notices (2009-08, 2011-09, 2015-04) on fake owners abroad advertising Lausanne-region flats for an advance by money transfer, EPFL's undated scam checklist (documents asked by email, payment via Western Union) and the Federal Office for Cybersecurity's national warning on rental scams (2025-01). Local tips

Gathered from local forums, city subreddits and expat groups, rewritten in our own words. They are what people who have done this say helped; none of it is a guarantee.

  1. Count rooms the Vaud way

In Vaud adverts the kitchen counts as half a room. A '2.5 pièces' is a living room, one bedroom and a kitchen, a '3.5 pièces' has two bedrooms, and a '1.5 pièce' is a studio with a separate kitchen. In our October 2026 count, almost every 2 or 2.5-room listing that named its rooms had one bedroom. Filter on 2 to 2.5 rooms for a one-bed, not 3 as in Geneva.

  2. Have the file ready before the group viewing

Many régie listings give one or two group viewings with a date and time, often without sign-up, and decide among complete files. Bring or upload at once a copy of your ID and permit, the last three payslips, a debt-enforcement extract less than three months old and proof of liability insurance. In Vaud the extract costs CHF 18 online; if you live abroad but work in Switzerland, you can get one from the office where your employer is based.

Source: City of Lausanne, Trouver un appartement; vd.ch; Flatfox listings, October 2026

  3. Ask for the official form and check the previous rent

In 2026 the landlord must give you the official form showing the previous tenant's rent with every new lease everywhere in Vaud except the district of Aigle. If the rent has jumped, or the form is missing, you can take the rent to the free conciliation commission at the préfecture within 30 days of moving in. ASLOCA Régions in Lausanne advises members on whether a challenge is worth it.

Source: vd.ch, Pénurie de logements and Droit du bail (2026)

  4. Ask whether the building was renovated under the LPPPL

In the district of Lausanne, renovating, converting or demolishing rented flats needs a cantonal permit, and the canton can control the rents afterwards for up to ten years. Tenants must be told in writing at least 40 days before the application is filed and get 30 days to comment. If you are offered a freshly renovated flat, ask the régie whether its rent is under LPPPL control; the city's housing-preservation unit (ppl@lausanne.ch) applies the law locally.

Source: Arrêté LPPPL 2026 (17 December 2025); vd.ch procedure for works and change of use; lausanne.ch

  5. Do not pay to apply, and do not buy furniture to get a lease

The City of Lausanne says a régie may not charge you for filing an application, reserving a flat or withdrawing, even if its form says so. Many tenant ads offer a sublet 'with compulsory takeover of the lease and the furniture against payment'. Only the régie can grant the lease, and a lease tied to buying something is void under federal law, so apply to the régie as well and pay nothing to the outgoing tenant as a condition.

  6. Know the Vaud moving dates and the early-exit rule

Vaud's binding framework lease (RULV, in force 1 July 2026 to 30 June 2032) sets the usual moving dates at noon on 1 April, 1 July and 1 October, so more flats come up for those dates. To leave early, tell the landlord in writing the date you will hand back the flat, give at least one month's notice to the 15th or the end of a month, and propose a solvent replacement willing to take over the lease on the same terms; if the landlord objects to the candidate, it must give its reasons at once.

    Source: RULV (vd.ch), art. 34–35

  7. Look west along the metro and the new tram

The M1 metro runs from Lausanne-Flon to Renens via UNIL and EPFL, and the new T1 tram from Flon to Renens has been in test runs since March 2026, with passenger service expected by the end of 2026 (not yet running when we checked). On 1 June 2026 Prilly had 162 empty homes, 84 of them new builds, mostly around Malley, while the city of Lausanne had 523 for a stock eight times larger. New buildings are where whole blocks are let at once.

Source: Statistique Vaud, empty homes by commune (June 2026); vd.ch, tram news (2 March 2026)

  8. Students: apply to FMEL early and widen the net

FMEL allocates automatically through its portal and you have 48 hours to accept an offer, so create your profile as soon as you are admitted. In 2026 it had 1,872 students waiting on 1 September, and a room with a host family through the UNIL–EPFL board cost about CHF 800. Also try ALJF, FSLE and Le Cazard for cheaper rooms.

Source: FMEL FAQ; 20 minutes, September 2026; City of Lausanne, January 2026

  9. Check a non-profit flat's conditions before you queue

LLM flats need three years of living or working in Lausanne and a B, C or F permit; LLA flats need two years and have no waiting list, so you watch each partner's site. Married people who are separated without an official decision cannot register for LLM. Newcomers usually start in the private market and apply once they qualify.

Neighbourhoods

  • Centre (Flon, Saint-François, Cité, Riponne) higher rents

The old town and the shopping and nightlife district around the Flon, the hub of the metro lines. Few flats come up, and the handful of one-beds in our count asked more than the city median.

  • Sous-Gare and Ouchy higher rents

Sought-after residential streets between the station and the lake, served by the M2 down to Ouchy. Many tenants advertise lease takeovers and sublets here; the few one-beds in our count asked above the city median.

  • Maupas, Chauderon, Prélaz and Valency mid-range

Dense, mixed districts west and north-west of the centre with the largest number of listings in our count, mostly at or below the city median. Good bus links, and the new tram, due to start service by the end of 2026, will run along this side towards Renens.

  • Montriond, Cour, Sévelin and Montelly mid-range

South-western districts between the station, the M1 and the lake, from leafy Montriond and Cour to the former industrial Sévelin, where FMEL runs a student residence. The few one-beds in our count asked above the city median.

  • Bellevaux, Pontaise and Plaines-du-Loup mid-range

Northern districts on the slope above the centre. Plaines-du-Loup is a new district built by the city with a fixed share of flats for students and people in training, so new-build lets come up there in batches.

  • Chailly, Sallaz and Vennes mid-range

Quieter residential east and north-east, linked to the centre and the CHUV hospital by the M2 at Sallaz and Vennes. Older blocks give somewhat lower rents per m² than the centre.

  • Renens, Prilly, Chavannes and Ecublens lower rents

The Ouest lausannois, on the M1 to UNIL and EPFL and the route of the new tram, popular with students and young staff. One-beds in our small count asked less than in the city, and Prilly had the most new empty homes in June 2026, mostly at Malley.

  • Pully and Lutry higher rents

Lakeside towns just east of the city, with large flats, views and good schools. Vacancy is lower still (about 0.5% in Pully in 2026, our calculation) and few one-beds come up.

What landlords ask for

Have these ready as PDFs before the first viewing; in Lausanne the flat often goes to whoever sends a complete file first.

  • The régie's own application form, filled in and signed by every adult who will be on the lease, often submitted through an online link after the viewing.
  • Copy of your passport or ID card and of your Swiss residence permit (B, C, L or F), both sides.
  • Extrait du registre des poursuites (debt-enforcement extract) less than three months old; in Vaud CHF 18, ordered online with a copy of your ID. Newcomers who have not lived in Switzerland yet should say so and add the employment contract.
  • The last three payslips or, for new arrivals, the Swiss employment contract; some private ads accept a guarantor instead.
  • Proof of personal liability insurance (assurance RC), which the City of Lausanne lists as a usual requirement.
  • A rent deposit of at most three months' net rent, paid into a blocked account in your name within 30 days of signing and at the latest when you move in (RULV art. 2), or a deposit-guarantee product.
  • For LLM flats: the city's confirmation of eligibility, the last six payslips, your last tax assessment (Swiss or C permit) and, if you qualify through work in Lausanne, the last three annual salary certificates.
  • Students: proof of enrolment or pre-registration and a copy of your ID for FMEL; the CHF 1,200 deposit within ten working days of the offer.

Scams typical of Lausanne

Scam risk here is rated 3 of 5. The general patterns, and what to do if you have already paid, are in the scam guide.

  • Owner abroad who wants a reservation payment

A tastefully furnished flat at a low rent, an owner who has left Switzerland or whose child has finished studying, sometimes claiming to be a lawyer or notary, and a request for rent or a deposit in advance by money transfer before keys are sent. The Vaud cantonal police have described this pattern for flats in the Lausanne region. In Vaud the deposit goes into a blocked bank account in your name, never to a person.

  • Copied régie listing with a new contact

A real listing from Homegate or Flatfox is copied with a lower rent and a private email or WhatsApp number. Contact the régie through its own website or switchboard and check the address and the group-viewing time before sending anything.

  • Application form by email from a stranger

Instead of a viewing you receive a 'rent application form' asking for your date of birth, income and a passport copy. EPFL's housing service warns that such requests are used for identity theft; send documents only to a régie you have contacted yourself, and watermark each copy with the purpose and date.

  • Paid lease takeover or furniture as a condition

A tenant offers to pass on a lease or a sublet if you pay for furniture, a 'reservation' or a finder's fee. Only the régie can grant a lease, and making the lease depend on buying something is void. Pay nothing to the outgoing tenant before the régie has confirmed you in writing.

  • Fake student room

Before term starts, rooms near UNIL and EPFL are advertised to students abroad who cannot visit, with photos that also appear for other cities. Do a reverse image search, insist on a call or video viewing, never pay for a viewing and pay only into a Swiss account in the name of the person you deal with (EPFL Housing Office).

How long it takes

Before you start, register at your address if you can, order a Vaud debt-enforcement extract online, open a Swiss bank account for the deposit account, take out liability insurance and scan your ID, permit and last three payslips into one PDF; from abroad, allow two to four weeks. Then set alerts on Flatfox, Homegate, immobilier.ch and Comparis, go to group viewings and send the complete file the same day. With Swiss payslips and a normal budget expect one to three months; without them, plan a furnished sublet for the first months. Leases often run to 1 April, 1 July or 1 October, so more flats appear in the weeks before those dates, and students should apply to FMEL as soon as they are admitted, as the August–September rush fills everything. When you sign, check the official form with the previous rent and diarise the 30-day window to challenge it.

Questions people ask about renting in Lausanne

How much does a one-bedroom flat cost in Lausanne?

A one-bedroom flat is a '2.5 pièces' (or 2) in Vaud, because the kitchen counts as half a room. In the city it is typically advertised at CHF 1,680–2,030 a month including charges, with a median of about CHF 1,830 (our count of 68 Flatfox listings, October 2026). Studios ask about CHF 1,100–1,600 and two-bedroom flats (3–3.5 pièces) CHF 2,130–2,760. In Geneva, which counts the kitchen as a full room, the same one-bed is a '3 pièces'.

Is it really hard to find a flat in Lausanne?

Yes, though less extreme than in Geneva or Zurich. On 1 June 2026 about 0.6% of the city's homes were empty (523, our calculation), the district of Lausanne was at 0.71% and the canton at a provisional 0.87%, against the 1.5% that counts as a balanced market (Statistique Vaud). Régies pick from group viewings, so a complete file matters more than speed alone.

Can I challenge my rent after signing in Lausanne?

Yes. In 2026 every new lease in Vaud outside the district of Aigle must come with the official form showing the previous tenant's rent (vd.ch). You can take the rent to the free conciliation commission at the Préfecture of Lausanne within 30 days of moving in; if the form is missing, the 30-day limit does not bind you. ASLOCA advises members.

Who can get a subsidised or affordable flat in Lausanne?

Moderate-rent (LLM) flats need a Swiss passport or a B, C or F permit, three years of living or working in Lausanne and income within the cantonal scale; registration takes at least 60 days and the régie picks the tenant. Affordable-rent (LLA) flats need two years in Lausanne and have no waiting list (lausanne.ch, as of 2026-10).

Can I let my Lausanne flat on Airbnb?

Only with the landlord's consent if you rent it, as for any sublet. Since 1 July 2022 Vaud requires short-let hosts to register with the commune and keep a guest register, and letting a flat covered by the LPPPL for more than 90 days a calendar year needs a permit; fines can reach CHF 20,000, or CHF 50,000 for repeat offences (Vaud Council of State, August 2025).
