Renting in Santiago
Santiago is not short of flats: Portal Inmobiliario listed 15,906 flats to rent in the Metropolitan Region on 23 October 2026, and new rental-only buildings in the centre offer half a month free to fill. It is expensive against local pay, though: in our October 2026 sample of adverts, an unfurnished one-bed of 40–50 m² asked a median CLP$367,500 in Santiago Centro, CLP$556,000 in Ñuñoa and CLP$670,000 in Providencia, plus CLP$66,500–132,500 of gastos comunes (building charges), against a regional median take-home pay of CLP$740,312 (INE, 2025). The real hurdle for a newcomer is the paperwork: payslips, a year of pension contributions, a clean credit report and often a guarantor.

The situation right now
After a glut of new flats between 2022 and 2024, the market is tightening again. Rental adverts for flats in the Metropolitan Region fell from about 35,000 in 2023 to about 22,000 in the first quarter of 2026, and by 43% in Estación Central, where asking rents rose for the first time in three years (Housepricing, as reported by Meganoticias, June 2026). TOCTOC's InfoRenta put occupancy of rented flats in the region at 97.9% in May 2026, with vacancy of about 1% in the eastern comunas (Providencia, Las Condes, Vitacura), rents rising there, and higher vacancy in the north and south-east (TOCTOC press release, August 2026).
A large and growing share of new lets is in multifamily or renta residencial buildings, owned whole and let by one operator: CBRE counted 216 such buildings with 50,933 flats in the region in June 2026, 15,204 of them in Santiago Centro. Their stabilised occupancy was 94.6%, and asking rents per m² were 3.2% lower than a year earlier, 11% lower in the Centro Norte zone, which CBRE puts down partly to price cuts to fill flats faster (CBRE press release, August 2026). On the portals this shows as offers of 50% off the first month or two, no agent's fee, the deposit in three to six instalments and a fixed rent for 6 to 12 months.
Private landlords and corredoras (letting agents) ask for a full file: the last three liquidaciones de sueldo (payslips), a certificate of 12 months of AFP pension contributions, a DICOM or Equifax Platinum 360 credit report, income of three times the rent, and often an aval (guarantor) with the same papers. Moving in usually costs the first month, one month's deposit and, through an agent, half a month's fee. Many rents are set in UF, so the peso amount rises with inflation every month; others rise every three, six or twelve months (see the Chile page).
A newcomer without Chilean payslips usually starts in a room, a furnished let or a multifamily building, which judge income case by case and offer the deposit in instalments or a second month's deposit instead of a guarantor. With papers in hand, a search takes two to four weeks; the busiest months are January to March, when students arrive for the academic year that starts in March.
Behind the scores
Adverts ask for three payslips, 12 months of AFP pension contributions, a DICOM or Equifax Platinum 360 report, income of three times the rent and an aval with the same papers, plus one month's deposit and half a month's agent's fee (Portal Inmobiliario, Yapo, Oct 2026). Multifamily operators and Houm waive the aval or split the deposit but still check income. Vacancy of rented flats about 2.1% in the region, about 1% only in the east (TOCTOC, May 2026, as reported by Mediabanco). As of October 2026.
Unfurnished 40–50 m² one-beds, median rent CLP$367,500 (Santiago Centro), 556,000 (Ñuñoa), 670,000 (Providencia; our Portal Inmobiliario sample, 23 Oct 2026, n=14/42/54), plus median gastos comunes 66,500–132,500: CLP$434,000–802,500. INE RM median labour income 2025, net of pension and health, all workers incl. part-time (full-time is higher), CLP$740,312: 59–108%, middle 84%; rent only 50–91%. Assetplan per m², Q1 2026, as reported by 24horas: 62–104%. National private-sector employee mean CLP$1,019,104: 43–79%. As of October 2026.
No figure exists for days online, enquiries or applicants per listing in Santiago; the platform Houm says it lets a home in about 15 days, its own figure. Rented flats 97.9% occupied in the region, about 99% in the east (TOCTOC, May 2026); multifamily 94.6%, asking rents per m² down 3.2% in a year, with months off to fill (CBRE, H1 2026), both as reported by Mediabanco. Adverts fell from about 35,000 (2023) to 22,000 (Q1 2026; Housepricing, as reported by Meganoticias). Busiest January–March. As of October 2026.
The PDI's Santiago cybercrime and economic-crime brigades warned about fake rentals in January and September 2026, both times about holiday lets, as reported by Chócale (6 Jan) and Meganoticias (10 Sep). The Clinic reported on 11 Sep 2026 that two flat-hunters in Providencia paid CLP$1,200,000 to a fake owner who had booked the flat on Booking with their ID. We found no police, prosecutor or consumer-body action on rental fraud aimed at flat-hunters in Greater Santiago from Oct 2025 to Oct 2026. As of October 2026.

Santiago Centro: median CLP$367,500 (middle half CLP$327,500–380,000, 14 adverts); Ñuñoa: CLP$556,000 (CLP$465,000–627,500, 42); Providencia: CLP$670,000 (CLP$600,000–762,000, 54). UF prices converted at the UF of 23 October 2026 (CLP$41,199.85, SII). Most one-beds are smaller: across all sizes the medians were CLP$320,000 for 32 m² in Santiago Centro, CLP$494,000 for 35 m² in Ñuñoa and CLP$645,000 for 40 m² in Providencia. Gastos comunes are on top: medians of CLP$66,500, CLP$100,000 and CLP$132,500 in 51 of the adverts. A sample in portal order leans towards newer buildings. Cross-check: Assetplan's asking rents per m² for flats let by private owners, first quarter of 2026 (Santiago 0.24 UF, Ñuñoa 0.30 UF, Providencia 0.31 UF), as reported by 24horas, give CLP$396,000–639,000 for 40–50 m². | CLP$367,500–670,000 a month(€330–610 a month) | Portal Inmobiliario, one-bed flats to rent by comuna (our sample); Assetplan via 24horas, 31 March 2026, October 2026 |

Where to search
We can never guarantee that an agency, listing or landlord is legitimate. The channels below are where people in Santiago actually look, not a list of safe places. Never pay a deposit, a fee or a "reservation" before you have seen the flat and met the person with the keys, and read our guide to avoiding rental scams first.
Official channels
Public housing queues, municipal registers and city programmes. Slow, but this is where the honest, regulated stock is.
- ChileAtiende: Subsidio de Arriendo (DS 52)The state rent subsidy run by MINVU, by yearly call: up to 4.9 UF a month (170 UF in all) towards a rent of at most 13 UF (about CLP$536,000) in the Metropolitan Region, with 4 UF of savings required. Needs a valid cédula (foreigners: the cédula para extranjeros), registration in the Registro Social de Hogares within its 70% band and, under 60, a household with a partner or child, so single newcomers do not qualify; the 2026 call closed on 7 August 2026.

Local tips
Gathered from local forums, city subreddits and expat groups, rewritten in our own words. They are what people who have done this say helped; none of it is a guarantee.
Add the gastos comunes before you compare
Adverts show the rent and the gastos comunes separately, and the charges vary more than the rent: for a one-bed, about CLP$72,000 a month in Santiago Centro against about CLP$236,000 in Las Condes (Assetplan, 82 buildings, January 2026). In our October 2026 sample the medians were CLP$66,500 in Santiago, CLP$100,000 in Ñuñoa and CLP$132,500 in Providencia. Ask whether hot water and heating are inside or metered on top.

Check how and when the rent rises
Rents in UF follow inflation every month; others rise every quarter or six months, by the UF or by a fixed step (one Providencia advert in October 2026 said 1.25% a quarter). Multifamily offers often freeze the rent for 6 or 12 months, then adjust quarterly. Work out the peso amount you will pay a year from now before you sign.

Use the new buildings' offers, but read the fine print
Rental-only buildings in Santiago Centro, Ñuñoa and San Miguel advertised half a month or a whole month free, no agent's fee and the deposit in three or six instalments in October 2026. Ask when the discount ends, how often the rent is adjusted afterwards and whether the discount also applies to the gastos comunes (usually it does not).

Have your credit report and pension certificate ready
Most private landlords ask for a DICOM or Equifax Platinum 360 report and an AFP certificate with your last 12 monthly contributions, plus three payslips and a work contract, often indefinido (open-ended). A newcomer without 12 months of contributions should go to operators or platforms that assess income case by case, or offer a second month's deposit instead of a guarantor, as some adverts allow.

Search before the March rush if you are a student
The academic year starts in March, and small flats near campuses are taken fastest in January and February. Assetplan's study of student areas (January–February 2026, as reported by The Clinic) found a median of CLP$340,000 for a one-bed or studio: about CLP$264,000 near the Universidad de Santiago in Estación Central, CLP$320,000–360,000 in Santiago Centro, and up to CLP$704,000 around Los Leones in Providencia.

Follow the Metro to save on rent
A few stations change the price a lot. Asking rents per m² from private owners in the first quarter of 2026 ran from 0.31 UF in Providencia (Line 1) and 0.30 UF in Ñuñoa (Lines 3 and 6) to 0.25 UF in La Florida (Lines 4 and 5), 0.24 UF in San Miguel (Line 2) and 0.20 UF in Estación Central (Line 1): for 40 m², about CLP$511,000 against CLP$330,000 at the UF of 23 October 2026. Check the walk to the station and the building's state, not just the price.

Never send copies of your ID before you meet the owner
In a case reported in September 2026, a fake owner asked two flat-hunters for photos of their ID cards 'for the concierge', used them to book the flat on Booking for two nights and collected CLP$1,200,000 in rent and deposit. A concierge handing you keys proves nothing. Meet the owner or agent, check the owner's title and sign at a notary before paying.

Ask for proof that the gastos comunes are paid
If the flat's gastos comunes fall three instalments behind, the building can have the electricity cut even when the debt is the owner's or a previous tenant's (see the Chile page). Before signing, ask the owner or the building administration for the latest statement showing no arrears.

Neighbourhoods
Providencia higher rents
Leafy, central and the first choice of many professionals and foreigners, along Metro Line 1 (Manuel Montt, Pedro de Valdivia, Los Leones, Tobalaba) and the Barrio Italia and Bellavista edges. Unfurnished one-beds in our October 2026 sample had a median of CLP$645,000 for 40 m², and vacancy in the east was about 1% in May 2026 (TOCTOC); gastos comunes averaged about CLP$170,000 per flat (Millacero and Impulsa Gestión study, as reported by Meganoticias, July 2026).
Ñuñoa mid-range
Residential and popular with young professionals and students, on Metro Lines 3 and 6 (Irarrázaval, Ñuble, Estadio Nacional, Plaza Egaña). Unfurnished one-beds in our October 2026 sample had a median of CLP$494,000 for 35 m². Many new towers have amenities, and their gastos comunes rose 17% in the year to January 2026 (Assetplan, as reported by Chócale).
Santiago Centro lower rents
The largest rental market, with 61 multifamily buildings and 15,204 rental flats (CBRE, June 2026), around Barrio Lastarria, Barrio República, Santa Isabel, Parque Almagro and Yungay. Flats are small and cheap: unfurnished one-beds in our October 2026 sample had a median of CLP$320,000 for 32 m², with low gastos comunes. Check the block and the street at night, as some areas are noisy or run down.
Las Condes higher rents
Business district (Sanhattan, El Golf) and quiet residential streets on Lines 1 and 4. The dearest comuna for renting per m²: 0.35 UF from private owners and 0.44 UF in multifamily buildings in the first quarter of 2026 (Assetplan, as reported by 24horas), with gastos comunes for a one-bed of about CLP$236,000 (Assetplan, January 2026); vacancy in the east was about 1% in May 2026 (TOCTOC).
Estación Central lower rents
The cheapest of the main rental comunas, near the Universidad de Santiago and Line 1, known for the guetos verticales: dense towers of up to 38 floors with many tiny flats built before the comuna had its own plan. Its first plan regulador (July 2025) caps new buildings at 12 floors but does not affect existing ones. Private owners asked about 0.20 UF per m² in the first quarter of 2026 (Assetplan), and adverts fell 43% from their peak (Housepricing, as reported by Meganoticias, June 2026).
San Miguel lower rents
South of the centre on Line 2 (Gran Avenida), with many new towers and multifamily buildings; rents ran about 0.24 UF per m² in the first quarter of 2026 (Assetplan, as reported by 24horas). New buildings were offering a month free in October 2026.
La Florida lower rents
Large south-eastern comuna on Lines 4 and 5, with malls and many new rental buildings; private owners asked about 0.25 UF per m² in the first quarter of 2026 (Assetplan). The south-east still had the highest vacancy in the region in May 2026 (TOCTOC), so there is room to negotiate; the trip to the centre is long.

What landlords ask for
Have these ready as PDFs before the first viewing; in Santiago the flat often goes to whoever sends a complete file first.
- Identity: a Chilean cédula de identidad with your RUN/RUT for most private landlords; a passport is accepted by some operators. Without residence you can still get a RUT from the tax service (see the Chile page).
- Proof of income of about three times the rent (Houm: 2.8 times, combinable between flatmates): the last three liquidaciones de sueldo (payslips) and an employment contract, often open-ended and with a year in the job; self-employed: six recent boletas de honorarios and the tax return.
- A certificate of your last 12 monthly AFP pension contributions, which shows that the payslips are real.
- A credit report, usually DICOM or Equifax Platinum 360, showing no unpaid debts; some adverts also ask for a criminal record certificate.
- An aval or codeudor solidario (guarantor) with the same papers, or instead a second month's deposit or a deposit-free scheme where the operator offers one.
- Money at signing: the first month (or the days left in the month), one month's deposit (some ask for one and a half, or extra for pets), half a month's agent's fee if an agency is used, and sometimes cheques for the rest of the year.
Scams typical of Santiago
Scam risk here is rated 3 of 5. The general patterns, and what to do if you have already paid, are in the scam guide.
The flat that was booked on Booking
An 'owner' answers your post in a Facebook group, says they live outside Santiago and asks for photos of your ID so the concierge will let you in. They book the flat for a night or two on a short-let platform in your name, you view it with keys from the concierge and transfer the rent and deposit; the next day the real host wants the flat back. The Clinic reported such a case in Providencia in September 2026.
Pay the deposit first, view later
A well-priced flat is offered on social media or a classifieds site and the 'owner' asks for the deposit or a reservation by transfer before a viewing or contract, then disappears. In warnings reported before the summer and the September holidays of 2026, the PDI named the signs: prices far below the market, photos copied from other adverts and new or barely active accounts. Never pay before you have seen the flat and checked who owns it.
The fake agent with a real flat
Someone posing as a corredor shows a flat they have no right to let, sometimes one they rented briefly, and takes the deposit and fee from several applicants. Ask for the agent's company, check that the owner in the lease matches the certificado de dominio, and sign at a notary, where the notary checks identities.
A furnished let for your first weeks that does not exist
Newcomers often book a furnished let before they arrive, and fake short-let adverts multiply in summer and before long weekends: the PDI warned about them in January and September 2026, as reported in the press. Book only through a platform that holds the payment, never by bank transfer to a private account, and be wary when the only contact is WhatsApp or social media.
How long it takes
With papers in hand, allow two to four weeks from the first alert to the keys; longer from January to March, when students compete for small flats. Before you arrive, set alerts on Portal Inmobiliario and Yapo, learn what each comuna costs with the gastos comunes added, and get your RUT. If you have no Chilean payslips or AFP record yet, book a room or a furnished let for the first month and approach multifamily operators and platforms that assess income case by case. Once you have a cédula and payslips, gather three payslips, the AFP certificate and a DICOM or Equifax report, and line up a guarantor or a second month's deposit. View several flats along one or two Metro lines, check how the rent rises and what the gastos comunes cover, and ask for proof the building charges are paid. Sign the lease at a notary, pay the deposit and first month only against the signed contract and a receipt, and photograph the flat at handover.

Questions people ask about renting in Santiago
How much does a one-bed flat cost in Santiago?
In our sample of adverts on 23 October 2026, an unfurnished one-bed of 40–50 m² asked a median CLP$367,500 in Santiago Centro, CLP$556,000 in Ñuñoa and CLP$670,000 in Providencia. Add gastos comunes of roughly CLP$65,000–135,000. Most one-beds in Santiago Centro are smaller, about 32 m², and ask about CLP$320,000.
Can I rent in Santiago as a foreigner without Chilean payslips or a guarantor?
Yes, but not from most private landlords, who ask for three payslips, 12 months of AFP contributions and a credit report. Multifamily operators and platforms such as Houm assess income case by case, and some adverts accept a second month's deposit instead of a guarantor. Many newcomers start in a room or a furnished let and sign a lease once they have a cédula and local income.
How much money do I need to move in?
For a CLP$450,000 flat, expect the first month, one month's deposit and, through an agency, half a month's fee: about CLP$1,125,000, plus the first gastos comunes. Multifamily buildings often waive the fee and let you pay the deposit in three to six instalments (offers seen on 23 October 2026).
Why are some rents in UF, and is that normal?
The UF is an inflation-indexed unit (CLP$41,199.85 on 23 October 2026), and a rent in UF rises with inflation every month. It is legal and common in the dearer comunas: in our sample of one-bed adverts on 23 October 2026, roughly one in seven in Providencia and Ñuñoa was priced in UF, against 3 of about 160 in Santiago Centro.
Are rents in Santiago going up?
Unevenly. TOCTOC reported rents rising in the eastern comunas, where vacancy was about 1% in May 2026, while multifamily asking rents per m² were 3.2% lower in June 2026 than a year earlier (CBRE). Adverts have fallen from about 35,000 in 2023 to about 22,000 in early 2026 (Housepricing), so prices may firm up in 2027.
