Renting in Perth

Perth is one of Australia's tightest rental markets: about six homes in a thousand stood empty in August 2026, and a one-bedroom flat in the inner suburbs is advertised at around A$660 a week. Rent growth slowed in the June quarter, but the shortage has not eased. Western Australia has its own tenancy law, under which a landlord can still end a lease without giving a reason; the state announced in April 2026 that this will end, but as of October 2026 no bill had been introduced.

The situation right now

Rents are at record highs, but they are rising more slowly. Domain's June 2026 report put Perth's median asking rent at A$750 a week for houses and A$700 for units: 7.1% and 7.7% more than a year earlier, with almost no growth over the quarter. Domain sees affordability as the limit on further rises. SQM Research measured combined asking rents of A$802 a week in early September 2026, 7.1% up on a year, and found no sign of moderation. Our own count of one-bed flats advertised on Domain on 3 October 2026, across 20 inner and middle suburbs, gave a median of A$659 a week: A$750 in the CBD and A$660 in East Perth.

There is very little to choose from. SQM put Perth's vacancy rate at 0.6% in August 2026, with 1,192 empty rentals, 14% fewer than a year earlier. Domain measured 0.5% in June, unchanged on a year. REIWA, the industry body, uses its own method and reported a much higher rate, 2.6% at the start of 2026 (as reported by Echo News, April 2026); Shelter WA and Circle Green questioned its measure in February 2025. REIWA's data, relayed by WA Treasury, counted 2,164 homes for rent across the whole of Perth in the week to 2 August 2026. On our count of Domain listings on 3 October 2026, there were 29 one-bed flats in the CBD, one in Mount Lawley and none in Leederville.

Whole homes are let almost entirely through agents. You attend a home open, then apply through a platform such as 2Apply or directly to the agent. WA has no standard application form and no limit on what an agent may ask, so local payslips, a rental ledger and agent references carry weight, and newcomers lack all three. Agents may not invite offers above the advertised rent (since May 2024). Landlords can still end a lease without grounds, with 60 days' notice on a periodic lease or 30 days at the end of a fixed term; the government announced on 30 April 2026 that this will end, but the change is not law and no bill had been introduced as of October 2026.

Social housing is not a route for most newcomers. It goes only to Australian citizens and permanent residents under an income limit of A$568 a week for a single person, and the waitlist stood at about 20,700 households in 2025 (Bankwest Curtin Economics Centre, June 2025). Every short-term rental must be on the state register, and in metropolitan Perth an unhosted short-stay let for more than 90 nights a year needs council development approval. A state grant of A$10,000 per home moved more than 830 short-stay and vacant homes across WA into long-term lets before it closed early in February 2026.

Behind the scores

DifficultyVery hard

Almost all whole homes are let by agents, who rank applicants on Australian payslips, a rental ledger and references; WA, unlike Victoria and Queensland, sets no limit on what they ask. Homes are scarce: vacancy 0.6% (SQM, 2026-08), about 2,164 homes for rent across Perth in the week to 2 August 2026 (REIWA data relayed by WA Treasury), and on our Domain count one one-bed in Mount Lawley and none in Leederville (2026-10). No-grounds terminations remain lawful. Social housing is closed to temporary visa holders. As of October 2026.

CostExpensive

One-bed flats on Domain, 3 October 2026, 20 inner and middle suburbs: median A$659 a week, middle half A$576–750 (our sample of 96 listings; WA publishes no official rent series); × 52 ÷ 12 = A$2,856 a month, no fixed building charge. Median full-time pay, Greater Perth, A$1,923 a week gross (ABS Employee Earnings, August 2025): about A$6,456 a month net after 2026-27 income tax and the 2% Medicare levy (our calculation). Share 44% (39–50%). All employees' median (A$1,500): 55%; Domain unit median (A$700): 47%. As of October 2026.

CompetitionBusy

Vacancy 0.6% in August 2026, with 14% fewer empty homes than a year earlier (SQM Research); Domain 0.5% in June 2026. REIWA's own measure runs higher: 2.6% at the start of 2026 (as reported by Echo News, 2026-04). Our Domain count, 3 October 2026: 29 one-beds in the CBD, one in Mount Lawley, none in Leederville. No Perth figure exists for days listed or applicants per listing; Rent.com.au's national apartment median was 15 days (Elite Agent, 2026-07). Viewings are home opens; bidding is banned. As of October 2026.

Scam riskVery common

WA Government and WA ScamNet media statement of 29 January 2026, aimed at people looking for a rental: fake private landlords on online marketplaces and social media offer cheap rents with stolen photos, allow only a drive-by and send fake leases bearing the WA Government logo. 20 victims lost A$51,875 in 2025, against 16 and A$39,935 in 2024; the figures are statewide and small. No WA Police action against rental fraud in Perth in the last twelve months was found. As of October 2026.

Local tips

Gathered from local forums, city subreddits and expat groups, rewritten in our own words. They are what people who have done this say helped; none of it is a guarantee.

  1. Set alerts on Domain for each suburb and apply the same day

With vacancy around 0.6%, a well-priced flat may be the only one in its suburb that week. Save a search for each suburb you want with surrounding suburbs switched off, go to every home open that fits, and send your application the same evening, through 2Apply or to the agent directly.

Source: SQM Research, August 2026; Domain listings, 3 October 2026

  2. Build one complete application file before you start

Western Australia sets no limit on what an agent may ask for, and agents compare applicants on paper. Have ready: your passport and visa, an employer letter or contract with salary and start date, recent payslips if you have them, proof of savings, and references and a payment record from your last landlord, translated if needed. A short cover note on why you are moving helps.

Source: Consumer Protection WA, Rent bidding, applications and option fees, updated 17 June 2026

  3. Know what you may and may not pay to apply

The only money a landlord can take with an application is a refundable option fee: at most A$50 where the rent is up to A$500 a week, A$100 above that. It comes off your first rent if you get the home and must be refunded within 7 days if you do not. Agents may not suggest you offer more than the advertised rent; you may offer more yourself, but you do not have to.

Source: Consumer Protection WA, Rent bidding, applications and option fees, updated 17 June 2026

  4. Check the lease form and where your bond goes

Every written lease in WA must be on the official Form 1AA; a homemade or AI-drafted lease is not allowed. The bond must be lodged with Bonds Administration within 14 days, and you should then receive a record of payment from it directly. If none arrives within a month, call 1300 30 40 54. An agent takes bond and rent into a trust account in the agency's name, never a personal account.

Source: Consumer Protection WA, Rental agreements (May 2026) and Lodging a bond (August 2026)

  5. Plan for a lease that can end without a reason

Until a reform is passed, a landlord can end a periodic lease with 60 days' notice, or a fixed term at its end with 30 days' notice, without giving a reason. The government announced on 30 April 2026 that it will abolish this, but as of October 2026 no bill had been introduced. A longer fixed term gives you more certainty. The rent can rise only once every 12 months, with 60 days' notice on the official form, and during a fixed term only if the lease says by how much.

Source: Consumer Protection WA, Landlord ending a tenancy and Rent increases; no-grounds FAQ, 30 April 2026

  6. Look along the train lines

Prices drop with distance from the inner ring: one- and two-bed homes in Joondalup and Rockingham were advertised at A$420-750 a week on 3 October 2026. Both sit on train lines (Yanchep and Mandurah), and since 1 January 2026 the most any Transperth trip costs is the Go Anywhere fare of A$2.80 on SmartRider, so a longer commute costs time rather than money.

Source: Domain listings, 3 October 2026; Transperth fares and train timetables, 2026

  7. In a room, ask whether you are a lodger or a subtenant

If the owner lives in the house, you are usually a boarder or lodger: the tenancy law does not apply, and your bond cannot be lodged with Bonds Administration. If another tenant sublets to you, they need the landlord's written consent, must give you a written agreement and a condition report, and must lodge your bond. Ask to see the head lease before paying.

Source: Consumer Protection WA, Sharing a rental home, updated 18 September 2026; Lodging a bond

  8. Students: sort housing before you land

UWA advises arranging accommodation before arriving because the market is competitive, and its student pages urge messaging room advertisers at once rather than waiting for replies. Start early for rooms near Curtin in Bentley and Karawara or near UWA in Crawley and Nedlands, and inspect before paying.

Neighbourhoods

  • Perth CBD and East Perth higher rents

Mostly apartment towers, with the largest supply of one-beds: on 3 October 2026, 29 one-bed flats were advertised in the CBD (median A$750 a week) and 24 in East Perth (median A$660 without furnished short stays). Close to offices and every train line; furnished short-stay apartments here can ask well over A$1,200.

  • Northbridge, Highgate and Mount Lawley higher rents

The inner north of nightlife, cafés and older blocks of flats. Very little comes up: Domain listed two one-beds in Northbridge (A$650-750) and one in Mount Lawley (A$560) on 3 October 2026. Rooms in share houses are the realistic entry point.

  • Leederville, West Perth and Subiaco higher rents

Inner-west suburbs around Kings Park and the café strips of Leederville and Subiaco. Leederville had no one-bed listed on Domain on 3 October 2026; West Perth had six at A$530-790 and Subiaco two at A$720-750.

  • Crawley, Nedlands and Shenton Park higher rents

The University of Western Australia's riverside belt. A few one-beds were advertised at A$560-600 in Crawley and A$875 in Shenton Park on 3 October 2026. Rooms in share houses and student blocks are the usual route for students.

  • Victoria Park, Rivervale, Burswood and Bentley mid-range

East of the river towards Curtin University, with older units and newer towers around Burswood and Rivervale. One-beds asked A$350-570 in Victoria Park and A$520-760 in Rivervale, and rooms near Curtin about A$230-300 a week (3 October 2026).

  • South Perth and Como mid-range

Across the river from the CBD by ferry or bus, with many older blocks of flats. Eight one-beds were advertised in South Perth on 3 October 2026, at A$450-850 (median A$625).

  • Fremantle and Scarborough mid-range

The port city at the end of the Fremantle line, and the beach suburb north of the city, which is served by buses rather than trains. Four one-beds were advertised in Fremantle at A$475-680 and one in Scarborough at A$625 on 3 October 2026.

  • Joondalup and Rockingham lower rents

Regional centres in the outer north (Joondalup, on the Yanchep line) and outer south (Rockingham, on the Mandurah line). One- and two-bed homes were advertised at A$420-750 a week and rooms around A$240 on 3 October 2026. They are cheaper, but the CBD is a long commute away.

What landlords ask for

Have these ready as PDFs before the first viewing; in Perth the flat often goes to whoever sends a complete file first.

  • Identity: your passport with visa, plus an Australian driver licence if you have one. Agents often score ID on a '100 points' basis; that is practice, not law, and WA does not limit how many ID documents they may ask for.
  • Ability to pay: recent payslips, or an employment contract or employer letter stating salary and start date, and bank statements or proof of savings. WA has no rule against asking for transaction details, so blank out what you do not want to share and offer a balance letter instead.
  • Rental history: a rental ledger and references from previous agents or landlords. From abroad, a landlord reference and payment record, translated if needed; students can add a confirmation of enrolment.
  • A refundable option fee if the landlord asks for one: at most A$50 for rents up to A$500 a week, A$100 above that, refunded within 7 days if your application fails.
  • Money for the start: a bond of up to four weeks' rent (no cap where the rent is over A$1,200 a week), a pet bond of up to A$350 if you have a pet, and up to two weeks' rent in advance. The bond is lodged with Bonds Administration within 14 days.
  • At signing: a lease on the official Form 1AA and the 'Information for tenant' sheet. Within 7 days of moving in you receive two copies of the property condition report; return one with your corrections and dated photos within 7 days, or you are taken to agree with it.

Scams typical of Perth

Scam risk here is rated 4 of 5. The general patterns, and what to do if you have already paid, are in the scam guide.

  • The cheap private rental you can only drive past

A 'private landlord' advertises a home well below market rent on an online marketplace or social media, using photos stolen from a real listing. You are given the address for a drive-by, but every request to go inside meets an excuse. WA ScamNet says victims only find out when they come for the keys and the home is occupied or for sale.

  • A lease with the government logo

To look official, scammers send a rental agreement bearing the Western Australian Government logo and press for the bond and first rent by bank transfer. A real WA lease is on Form 1AA, and the bond goes to Bonds Administration, which then sends you a record of payment itself. A logo proves nothing.

  • The owner abroad and the hidden key

The advertiser says they are overseas or interstate and will leave the key hidden at the house once you transfer the bond and rent in advance. Consumer Protection described this pattern in a warning in 2021: nobody genuine asks you to pay for a home that no one you trust has been inside.

  • One email, many homes

The same email address or phone number turns up behind several 'private' listings in different suburbs. WA ScamNet advises being wary of this and contacting the agent who last listed the property, since scammers copy old listing photos. A reverse image search often finds the original advert.

  • Applications that harvest your identity

A fake landlord asks for passport scans, visa details and bank statements before any inspection, then disappears with enough to open accounts in your name. Send documents only through the agent's own platform or office email, after you have seen the home.

  • A room from a head tenant with no right to sublet

A tenant advertises rooms, takes cash bonds and either vanishes or crowds in more people than the lease allows, until everyone has to leave. Ask to see the head lease and the landlord's written consent, and insist that your bond is lodged with Bonds Administration.

How long it takes

Allow four to eight weeks from first alert to keys for a whole flat if you have an Australian job, and longer without local payslips or rental history. Before you start: book a few weeks of short-term accommodation, open a bank account, and put together one file with your passport and visa, an employer letter or payslips, proof of savings and references. Then set Domain alerts for each suburb you want, check Gumtree for rooms, go to every home open that fits, and apply the same day through 2Apply or to the agent. Check the commute on the Transperth train lines. You may be asked for a refundable option fee of up to A$50 or A$100. Once approved, read the Form 1AA lease, pay a bond of up to four weeks' rent and up to two weeks' rent in advance, and look for the record of payment from Bonds Administration within a month. Return the condition report with photos within 7 days of moving in. Remember that, as of October 2026, a fixed-term lease can still be ended at its expiry with 30 days' notice.

Questions people ask about renting in Perth

How much does it cost to rent a one-bedroom flat in Perth?

One-bed flats advertised on Domain on 3 October 2026 in 20 inner and middle suburbs had a median of A$659 a week, and the middle half ranged from A$576 to A$750. The CBD median was A$750, East Perth A$660 and South Perth A$625. Rent is quoted per week: multiply by 52 and divide by 12 for a month, so A$660 a week is A$2,860 a month. Electricity, gas, internet and water usage come on top.

Can a landlord in Perth end my lease without giving a reason?

Yes, for now. Under Western Australian law a landlord can end a periodic lease with 60 days' notice, or a fixed-term lease at its end with 30 days' notice, without grounds (Consumer Protection, as of 2026-09). On 30 April 2026 the government announced it will abolish no-grounds terminations, but this is not yet law: no bill had been introduced as of October 2026. Only the Magistrates Court can order you out if you stay.

Can I offer more than the advertised rent to win a property?

You may, but nobody may ask you to. Since 16 May 2024 rentals must be advertised at a fixed price, and landlords and agents may not invite or encourage higher offers (fines up to A$10,000). A tenant who offers more of their own accord can be accepted. Report an agent who pushes you to bid to Consumer Protection on 1300 30 40 54.

How much money do I need upfront to rent in Perth?

A bond of up to four weeks' rent, plus a pet bond of up to A$350 if you have a pet, and up to two weeks' rent in advance; on a A$660-a-week flat that is up to A$3,960. A refundable option fee of up to A$50 or A$100 may be taken when you apply. The bond must go to Bonds Administration, not into the landlord's own account.

Can I get social housing in Perth as a newcomer?

Not on a temporary visa. Public housing is allocated only to Australian citizens and permanent residents living in WA and under the income limit, A$568 a week for a single person in Perth; people awaiting permanent residency can join the list but are not housed until they have it. About 20,700 households were waiting in 2025 (Bankwest Curtin Economics Centre, June 2025).
