Renting in Geneva

Geneva has the lowest vacancy of any Swiss canton: on 1 June 2026 only 0.31% of homes in the canton stood empty, the lowest level since 2011. Most flats are let by property managers (régies) who pick from a pile of applications after group viewings, so you need a debt-enforcement extract, a permit and Swiss payslips ready before you start. Rents for new tenants run well above what sitting tenants pay, which makes the canton's green initial-rent form your best tool against an overpriced flat.

The situation right now

Supply is almost exhausted. The cantonal statistics office counted 793 empty homes on 1 June 2026, down from 858 a year earlier, a vacancy rate of 0.31% (0.34% in 2025). Only 682 of them were flats, and the rate was 0.37% in the city of Geneva, 0.12% in Lancy, 0.14% in Onex and 0.20% in Meyrin (OCSTAT, via 20 minutes, July 2026). Four- and five-room flats are the scarcest.

What you pay depends on whether you are new. Between May 2025 and May 2026, rents of unfurnished free-market flats rose 1.3% overall, but 7.9% for flats that changed tenant and 0.7% for those that did not; half of all flats that changed hands were re-let at a higher rent (OCSTAT, June 2026). In May 2025 a new tenant paid on average CHF 1,626 a month for a 3-room flat (one bedroom, as the kitchen counts as a room) and CHF 2,006 for a 4-room, before charges, against CHF 1,365 and CHF 1,639 for all free-market tenants. Asking rents on the portals are higher again: a one-bed in the city typically costs CHF 1,900–2,900 a month including charges (Flatfox, 1 October 2026).

Landlords rarely choose tenants themselves. Régies run group viewings, then ask for their own form, the last three payslips, a debt-enforcement extract under three months old and a copy of your ID and permit, and most want the rent to be no more than about a third of gross income (a market rule, not law). Newcomers compete with staff of the UN agencies, missions, NGOs and multinationals, students at the university and the Graduate Institute, and locals already on the waiting lists for subsidised housing, which require four years of residence in the canton in the last eight.

Renovations are a live issue. In 2026 more than a dozen buildings bought at high prices saw mass lease terminations ahead of renovation work (RTS, March 2026). Rents after renovation are capped by the canton's housing-protection law (LDTR), and on 27 September 2026 voters rejected, by about 63% to 37%, a change to that law that would have let landlords sell rented flats more easily.

On one income, a room in a flatshare (roughly CHF 800–1,400) or a small 2-room flat in the suburbs or the Servette and Saint-Jean areas is the realistic target. With a complete file and Swiss payslips, expect one to three months of searching; without them, many newcomers start in a furnished let, a sublet or across the border in France or Vaud.

Behind the scores

DifficultyVery hard

Régies want a debt-enforcement extract under three months old, three payslips and a Swiss permit, and rent of about a third of gross income (GHI, 2025). Subsidised flats need four years' residence in the last eight and Geneva income tax, shutting out tax-exempt international staff (RGL art. 6); city social flats two in five. Newcomers often fall back on furnished lets or France and Vaud. As of October 2026.

CostExpensive

One-bed (a 3-room flat in Geneva counting, unfurnished, with charges) asks CHF 1,920–2,870, median 2,350 (our count of 23 Flatfox listings, 2026-10). Median full-time pay CHF 7,893 gross (OCSTAT, 2024): about CHF 7,080 after social contributions and 5,910 after income tax (ESTV tax calculator, 2026, single, city of Geneva). Share 32–49%, median 40%; before tax 27–41%. As of October 2026.

CompetitionFierce

Canton vacancy 0.31% (OCSTAT, 2026-06), lowest since 2011. Régies advertise group viewings (Homegate, 2026-10) and a student counted about 20 people per viewing of a small flat (20 minutes, 2026-09). No figure exists for days online or applicants per listing. Waiting lists cover only subsidised flats (often years, SFIDP) and student rooms (567 waiting, 2026-09). As of October 2026.

Local tips

Gathered from local forums, city subreddits and expat groups, rewritten in our own words. They are what people who have done this say helped; none of it is a guarantee.

  1. Count rooms the Geneva way

In Geneva the kitchen counts as a room, and half-rooms of 6–9 m² exist. A '2 pièces' is usually a studio with a separate kitchen, a '3 pièces' has one bedroom and a '4 pièces' two. Filter the portals one room higher than you would elsewhere in Switzerland, and compare prices with the cantonal statistics, which use the same count.

  2. Ask for the green form and check the previous rent

Every new lease in the canton must come with the official initial-rent notice, printed on green paper, showing what the previous tenant paid. If the rise is large, or the form is missing, you can challenge the rent at the free conciliation commission within 30 days of getting the keys. ASLOCA Geneva will give non-members a first view of their chances if they email the lease and the green form to nouvelle.location@asloca.ch.

  3. Find out whether the building was renovated

After renovation or conversion work, the canton's housing-protection law (LDTR) caps rents for three to ten years, at CHF 2,773–3,724 per room per year since 31 October 2025. A renovated 3-room flat can therefore be held to roughly CHF 700–930 a month before charges. Ask the régie whether the flat is under LDTR control and look up the building's permits on the canton's SAD Consult search; a rent far above the cap after works is worth taking to ASLOCA.

Source: ge.ch, LDTR rent levels (October 2025); RTS, March 2026

  4. Bring a complete file to the viewing

Régies hold group viewings and decide within days among applicants whose files are complete. Have the régie's own form, the last three payslips, a debt-enforcement extract less than three months old, a copy of your ID and permit and proof of liability insurance in one envelope or PDF, and send it the same day. Many listings say only applications through their online link will be considered.

Source: Régie listings on Homegate and Flatfox, October 2026; Gerofinance application form

  5. Watch lease takeovers and fixed terms

Much of what moves comes from tenants leaving early and advertising a 'reprise de bail', because they must find a replacement to stop paying rent. The régie still chooses the new tenant, so apply to the régie as well. Outgoing tenants often try to sell furniture or appliances; you do not have to buy anything to get the flat. Many régie listings now offer fixed-term leases ending in 2027–2029, which end without notice, so read the end date before signing.

  6. Be wary of file fees and paid flat hunters

Some régies ask for a file fee when a flat is allocated, CHF 200 plus VAT at one large régie, or the same sum if you withdraw; ASLOCA Geneva's position is that these costs are already covered by the landlord's management fees and tenants do not owe them, so the point is disputed. Private 'chasseurs d'apparts' charge CHF 500 upfront plus monthly fees, or one to two months' rent on success, and the Geneva real estate chamber doubts they get access to more flats than you do.

Source: Gerofinance application form, 2026; ASLOCA Geneva, 2023; GHI, March 2025

  7. Register for subsidised housing early, and twice

Once you meet the residence condition, file the same form with the SFIDP and with the City of Geneva (GIM and FVGLS), because each keeps its own list, and renew it every year. Also ask régies of HLM buildings directly: they allocate most subsidised flats themselves. People exempt from Geneva income tax, such as international civil servants, cannot apply.

Source: ge.ch, subsidised housing (April 2026); geneve.ch; RGL art. 6

  8. International staff: start at the CAGI and ask for a diplomatic clause

If you work for an organisation, mission or NGO, the CAGI's housing exchange and lease checks are the first stop. Ask the régie for a diplomatic clause, which lets you end the lease early if you are transferred; the CAGI runs sessions on how it works and on subletting.

  9. Consider France or Vaud, but know the permit rules

Many people who work in Geneva live in Annemasse, Saint-Julien, the Pays de Gex or Nyon and commute on the Léman Express or regional trains. EU and EFTA nationals living in France can work in Geneva on a G permit if they return home at least once a week, and Geneva deducts their income tax at source from their pay. Non-EU nationals generally need to live in Switzerland.

  10. Students: apply in the spring, not in September

University and Cité Universitaire places are offered in order of application through logetud.ch, with deadlines of 31 May for the autumn semester at the Cité. Those who apply in the summer join a waiting list of several hundred and end up in private rooms at CHF 800 or more.

Neighbourhoods

  • Pâquis and Navigation mid-range

Dense, lively and international, between Cornavin station and the lake, with many small flats in older buildings. New lets averaged about CHF 31 per m² a month before charges in 2025; noisy at night in places.

  • Eaux-Vives higher rents

Popular left-bank district by the lake and the Eaux-Vives Léman Express station, with cafés, markets and old buildings. New lets averaged about CHF 32.50 per m² in 2025.

  • Plainpalais and Jonction mid-range

Student and nightlife quarter around the university, the Plaine de Plainpalais and the river junction. Rents for new tenants jumped to about CHF 33 per m² in 2025, among the highest in the city.

  • Servette, Charmilles and Saint-Jean lower rents

Residential right-bank areas west of the station, well served by tram and bus. Among the cheaper parts of the city (about CHF 28 per m² for new lets in Charmilles), and a common first home for newcomers.

  • Champel and Florissant higher rents

Leafy, quiet and close to the university hospital and the Champel Léman Express station. Larger flats in good buildings; new lets in Florissant–Malagnou averaged about CHF 33 per m² in 2025.

  • Nations, Petit-Saconnex and Grand-Saconnex mid-range

Around the UN and the international organisations, popular with their staff and close to the airport. New-build blocks and furnished lets push asking rents up, but older blocks in Grand-Pré and Vermont are more ordinary.

  • Carouge mid-range

Separate town south of the river with a Sardinian-era old centre, artisans and bars, linked to the city by tram. New lets averaged about CHF 27 per m² in 2025.

  • Lancy, Onex, Vernier and Meyrin lower rents

Suburban communes with large post-war estates and the lowest rents per m² in the canton (about CHF 23–26 for new lets), linked by tram and, in Lancy and Vernier, by Léman Express. Vacancy is even lower than in the city (0.12% in Lancy in 2026).

What landlords ask for

Have these ready as PDFs before the first viewing; in Geneva the flat often goes to whoever sends a complete file first.

  • The régie's own application form, filled in, dated and signed by everyone who will be on the lease, usually sent after the viewing by email or through an online link.
  • Copy of passport or ID card and of your Swiss residence permit (B, L, C or G), or the legitimation card issued to international staff.
  • Debt-enforcement extract (attestation de l'Office des poursuites) less than three months old, from the office where you live. Newcomers who have not yet lived in Switzerland cannot get one: say so on the form and add your employment contract.
  • The last three payslips or, if you have just arrived, your Swiss employment contract. Régies usually expect the rent to be no more than about a third of gross income: about CHF 7,000 a month for a CHF 2,000 flat.
  • Proof of personal liability and household insurance (assurance RC et ménage), asked for on many application forms.
  • A rent deposit of up to three months' rent, paid into a blocked account in your name before you get the keys, or a deposit-guarantee product instead.
  • Students: certificate of enrolment and, for income limits, a signed declaration that your income is below CHF 2,500 a month (University of Geneva housing).

Scams typical of Geneva

Scam risk here is rated 3 of 5. Standing warnings only: City of Geneva on identity theft through rental files (2023-02), federal cyber office on fake housing ads (2025-01). The prosecutor's criminal orders over falsified leases (2025-12) target landlords inflating rents, not fraud against flat-hunters. No dated Geneva warning on fake listings from 2025-10 to 2026-09. The general patterns, and what to do if you have already paid, are in the scam guide.

  • Landlord abroad who wants a deposit first

A furnished flat in the centre at a low rent, an owner who is abroad or has just been posted elsewhere, and a request for the deposit and first month by transfer, sometimes to a foreign bank, before keys are sent. Geneva police said as long ago as 2016 that no régie or landlord asks for payment to view a flat. In Geneva the deposit always goes into a blocked account in your name, never to a person.

  • Copied listing with new contact details

Scammers copy a real régie ad from Homegate or ImmoScout24, lower the rent and replace the contact with a private email or WhatsApp number. Contact the régie through its own website or switchboard and check that the flat and the viewing time are real.

  • Fake lease takeover

A tenant offers to 'pass on' a lease and asks for money to secure it: a reservation fee, furniture you must buy, or the deposit paid to them. Only the régie can grant a lease. Pay nothing to the outgoing tenant as a condition of getting the flat, and check the takeover with the régie named in the ad.

  • Identity theft through your application file

Fake listings are also used to collect payslips, permits and debt-enforcement extracts, which are then used to rent or borrow in your name. The City of Geneva's property service has warned about rent fraud through identity theft. Send documents only to a régie you have contacted yourself, after a real viewing.

  • Inflated rent hidden in the paperwork

Not every fraud comes from strangers. In December 2025 the Geneva prosecutor penalised several people over falsified leases and backdated rent notices that doubled or tripled rents in buildings across the canton. Check the previous rent on the green initial-rent form against what you are asked to pay, and challenge it within 30 days if it does not add up.

How long it takes

Before you start, get a debt-enforcement extract, a Swiss bank account for the deposit account, liability insurance and your permit, and scan your last three payslips; from abroad that can take two to four weeks. Then set alerts on Homegate, ImmoScout24, immobilier.ch and Flatfox, go to group viewings and send the complete file the same day. With Swiss payslips and a normal budget, expect one to three months; without them, plan for a furnished let or sublet of a few months while you search, or look across the border. Régies usually let flats for a move-in date within one to two months, so do not start much earlier than that. Students should apply for residences by the end of May for September.

Questions people ask about renting in Geneva

How much does a one-bedroom flat cost in Geneva?

A one-bedroom flat is a '3 pièces' in Geneva, because the kitchen counts as a room. In the city it is typically advertised at CHF 1,900–2,900 a month including charges, with a median of about CHF 2,350 (Flatfox, October 2026). New tenants paid on average CHF 1,626 before charges in May 2025 (OCSTAT), against CHF 1,365 for all free-market tenants.

Can I challenge my rent after signing in Geneva?

Yes. The landlord must give you the green official form showing the previous tenant's rent, and you can take the rent to the free Commission de conciliation en matière de baux et loyers within 30 days of getting the keys. If the form is missing, the rent is not validly set and the 30-day limit does not apply (ASLOCA Geneva, as of 2026-10).

Who can get subsidised housing in Geneva?

For cantonal HBM, HLM and HM flats you need four continuous years of residence in Geneva in the last eight, Geneva tax domicile and income tax, and income within the limits (RGL art. 6, as of 2026-10). City of Geneva social flats need two years in the last five. Waits are often several years, and tax-exempt international staff are not eligible.

Is it easier to live in France and work in Geneva?

Rents are lower and supply larger in the French towns along the Léman Express, but the G permit is only for EU and EFTA nationals who return home at least once a week (SEM). Geneva deducts your income tax at source from your pay (ge.ch, as of 2026-10), and the French side has its own lease rules and paperwork.

What happened in the September 2026 housing vote?

On 27 September 2026 Geneva voters rejected, by about 63% to 37%, a change to the housing-protection law (LDTR) that would have made it easier to sell rented flats to tenants or others. The existing restrictions on selling rented flats one by one therefore stay in force (Blick; ge.ch).
